Terms & Conditions

Please ensure you read and fully understand these booking terms and conditions. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings.

Bookings are subject to the following terms and conditions.

A contract between you and us (the owners) will come into existence when payment is received and booking confirmation is issued. The contract binds you and all the members of your party.  It is your responsibility to ensure that all members of your party accept the terms of the contract. Failure to comply with these terms may lead to termination of the contract and loss of the booking.

A non refundable 25% deposit of the holiday cost is payable at the time of booking. Bookings made less than six weeks before your arrival date must be paid in full. Payments can be made via cheque or BACS.

The balance must be paid no later than six weeks before the commencement of your holiday. If the balance is not made by the due date, then your holiday will be treated as a cancellation.

All cancellations must be notified in writing.  If you cancel your holiday more than six weeks before your start date, then your deposit will be forfeited.  If you cancel less than six weeks before the holiday, then the balance remains due and is not refundable.

We strongly advise that you take out comprehensive travel insurance.

Your booking will not be cancelled by us except in exceptional circumstances beyond our control. Notification of cancellation will be given as soon as possible and we will promptly refund all payments.

You must make sure that all the information you provide to us is true, accurate, current and complete. If any of your details change (e.g. email address, postal address), you must promptly update your details.

Bookings cannot be accepted from persons under eighteen years of age.

You will arrive after 4 p.m. on the arrival day and you will vacate the cottage by 10 a.m. on the day of departure. We will ensure that suitable arrangements are in place for you to collect and return the keys for the cottage. If keys are not returned at the end of your stay, then the cost of replacement will be charged to you.

The number of people occupying and using the cottage will not exceed the number stated in your booking. No more than 6 persons and 1 infant may occupy the cottage. You will not allow any person other than you and your guests to visit and use the facilities and amenities of the cottage without our express permission.

The cottage and all furniture, utensils, equipment, fixtures and fittings in or on the cottage should be left in the same state of repair and condition as at the commencement of the holiday period and you should ensure that at the end of that period the cottage is left in the same state of order and cleanliness in which it was found. We reserve the right to charge for any additional cleaning costs if the cottage is left in an unacceptable condition.

You will report as soon as possible to us any breakages or damage caused by you or your guests during the holiday period. You may be charged for any loss or damage.

Guests must allow reasonable access to the cottage by the owner for maintenance given reasonable notice or for inspection purposes.

The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building or grounds.

No compensation will be given for any temporary outage of electricity, water, internet connection or television service.

Forgotten property is occasionally found after your departure. We may be prepared to return these items where a minimal £10 fee will be applied for postage and packing. No responsibility will be accepted for the safety or safe transit of the items.  Forgotten items may be disposed of without further reference to the guest.

Any problem or complaint which you may have during your holiday must be immediately reported directly to us and we will endeavour to put matters right.  Any complaints not reported to us and only reported after your return from holiday will not be considered by us.

Children must be supervised at all times.

You must lock up and secure the cottage when you go out. Please save energy and turn lights off and the heating down / off.

Please read and follow the specific operating instructions and general information provided.

Please turn off all electrical appliances before going to bed and close all doors.

Please ensure the fire is extinguished before going to bed or before leaving the property.

Pets, vaping and smoking anywhere inside the cottage will result in immediate termination of occupancy and forfeiture of all payments.  This must be strictly adhered to and any damage or extra cleaning caused by pets or smoking will be at your expense.

You are expected to show due consideration for other people including the local residents. 

We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.

In the event that you or any guest fails to comply with the requirements set out above, we can refuse to allow you and your guests to enter and stay at the cottage or can require you and your guests to leave the cottage before the end of the holiday period.
